How often does your property need an EICR?
These are the recommended maximum intervals from the IET's Guidance Note 3. Your insurer, a licence condition or your last report can set a shorter one, so check the "next inspection" date on your current certificate.
Private landlords in England must have an EICR at least every five years by law, under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
Book your testWhat happens if your installation fails?
Every observation on an EICR is given a code. Any C1, C2 or FI makes the report "unsatisfactory". It doesn't mean the whole installation needs replacing, and in most cases it's a few targeted repairs.
Danger present
A risk of injury right now. We make it safe before we leave, with your agreement.
Potentially dangerous
Needs putting right urgently. We'll give you a fixed quote for the remedial work.
Further investigation
Something we couldn't fully check during the test. We'll explain what's needed and why.
Improvement recommended
Not a fail. Worth planning for, but the report can still be satisfactory.
Landlords must complete remedial work within 28 days, or sooner if the report says so, and send written confirmation to the tenant and the local council. We carry out the work with our own team and provide the paperwork you need.

EICR testing in Bromsgrove & Redditch: your questions answered
Can't see your question? Call your local team. We answer 24/7.
Do you carry out EICRs in Bromsgrove and Redditch?
Yes. We carry out commercial EICRs, landlord and home EICRs, emergency lighting tests and thermal imaging across Bromsgrove, Redditch, Catshill, Aston Fields, Sidemoor, Charford, Alvechurch, Barnt Green and Headless Cross. Call your local team on 0121 285 0136.
Do industrial units need testing more often?
Yes. The IET recommends a maximum of three years for industrial premises, because machinery, vibration, dust and heavy loads wear installations faster. Your insurer may ask for more frequent testing.
Can you test schools during the holidays?
Yes. We regularly test schools and academies in half terms and the summer holidays, with DBS-checked electricians, RAMS sent in advance and reports ready for your next governors' or trust compliance review.
Do you work with letting agents?
Yes. We work directly with letting agents and portfolio landlords, arranging access with tenants, sending reports straight to the agent and quoting remedials quickly so the 28-day deadline is met.
What is an Electrical Installation Condition Report?
It's the formal report on the condition of a building's fixed electrical installation. An NICEIC-approved electrician inspects and tests the wiring, distribution boards and earthing, then records any defects against the current wiring regulations (BS 7671) and gives an overall result. In commercial buildings it's often called fixed wire testing.
How often do I need an EICR?
Private rented homes in England need one at least every five years by law. For businesses, the IET recommends a maximum of five years for offices, shops, schools and hotels, three years for industrial and leisure premises, and ten years for owner-occupied homes. Your insurer or your last report may set a shorter interval. See the full table.
What do landlords need to do about electrical safety?
Yes. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private landlords must have the installation inspected and tested at least every five years. You must give a copy of the report to existing tenants within 28 days, to new tenants before they move in, and to the local council within 7 days if they ask. Any remedial work must be done within 28 days, or sooner if the report says so.
What if the report finds problems?
Any C1 (danger present), C2 (potentially dangerous) or FI (further investigation) observation makes the report unsatisfactory. We make any C1 safe before we leave, with your agreement, then give you a fixed quote for the remaining remedial work. Our own NICEIC-approved electricians carry it out and we issue the paperwork to show it's been completed.
Can you test without shutting us down?
Each circuit has to be switched off briefly while it's tested, but we plan the order with you so servers, tills, freezers and critical equipment are protected. We regularly test early in the morning, in the evening, at weekends and in school holidays, so most businesses carry on as normal.
Do you carry out emergency lighting and thermal imaging?
Yes. We carry out the annual full-duration emergency lighting test to BS 5266-1, with certificates and logbook entries, and replace failed fittings and batteries. We also offer thermal imaging of distribution boards and switchgear, which finds overheating connections while the building is running normally. Booking them together with your EICR saves a visit.
How is the price for an EICR worked out?
The price depends mainly on the number of distribution boards and circuits, the size and type of the building and when the testing needs to happen. Tell us about your property in Bromsgrove & Redditch using the form below, or call your local team, and we'll give you a clear, fixed price. Multi-site and portfolio pricing is available.
