Landlord & home EICRs in Birmingham

Electrical safety certificates without the hassle

Birmingham has one of the biggest private rented markets in the country, from student houses in Selly Oak and city centre apartments to family lets and HMOs in every district. Many areas are also covered by council licensing schemes.

Private landlords in England must have rented homes tested at least every five years, give tenants a copy of the report and fix anything urgent within 28 days. Homeowners are advised to test every ten years, and when buying a home. We do both, quickly and efficiently.

We test rented and owner-occupied homes across the area, including:

  • Birmingham
  • Edgbaston
  • Selly Oak
  • Harborne
  • Moseley
  • Kings Heath
  • Erdington
  • Handsworth
  • Small Heath

How often?

How often does your property need an EICR?

These are the recommended maximum intervals from the IET's Guidance Note 3. Your insurer, a licence condition or your last report can set a shorter one, so check the "next inspection" date on your current certificate.

Private landlords in England must have an EICR at least every five years by law, under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.

Your report explained

What happens if your installation fails?

Every observation on an EICR is given a code. Any C1, C2 or FI makes the report "unsatisfactory". It doesn't mean the whole installation needs replacing, and in most cases it's a few targeted repairs.

C1

Danger present

A risk of injury right now. We make it safe before we leave, with your agreement.

C2

Potentially dangerous

Needs putting right urgently. We'll give you a fixed quote for the remedial work.

FI

Further investigation

Something we couldn't fully check during the test. We'll explain what's needed and why.

C3

Improvement recommended

Not a fail. Worth planning for, but the report can still be satisfactory.

Landlords must complete remedial work within 28 days, or sooner if the report says so, and send written confirmation to the tenant and the local council. We carry out the work with our own team and provide the paperwork you need.

How it works

From booking to certificate

  1. Book a time that suits you

Out of hours, at weekends or in school holidays if needed, with RAMS sent in advance for commercial sites.

  2. Inspection & testing

Circuits are isolated in a planned order, so servers, freezers and critical equipment are protected.

  3. Clear digital report

Your EICR to BS 7671, with every observation coded and explained in plain English.

  4. Remedials & re-certification

A fixed quote for any repairs, carried out by our own team, then the paperwork to close it off.

Do you carry out EICRs in Birmingham?

Yes. We carry out commercial EICRs, landlord and home EICRs, emergency lighting tests and thermal imaging across Birmingham, Edgbaston, Selly Oak, Harborne, Moseley, Kings Heath, Erdington and Handsworth. Call your local team on 0121 285 0136.

Does Birmingham have selective licensing?

Birmingham City Council runs licensing for many HMOs and selective licensing in some areas. A current, satisfactory EICR is usually required. Check the council's website for your street, and we'll provide the report you need.

Do I need an EICR for an HMO licence?

Councils ask for a current, satisfactory EICR when you apply for or renew an HMO licence, and it's a legal requirement for private rented HMOs anyway. We test HMOs with minimal disruption to tenants and can include the emergency lighting and fire alarm checks your licence may also require.

Do you work with letting agents?

Yes. We work directly with letting agents and portfolio landlords, arranging access with tenants, sending reports straight to the agent and quoting remedials quickly so the 28-day deadline is met.

Should I get an EICR before buying a house?

It isn't a legal requirement, but it's a good idea, especially for older homes. A mortgage valuation or homebuyer survey doesn't test the wiring. An EICR tells you exactly what condition it's in, so you can budget for any work or negotiate on price.

How often should a homeowner have an EICR?

The recommendation is every ten years for an owner-occupied home, and whenever a property changes hands. It's also worth having one if you've noticed tripping, scorch marks or flickering lights, or before a big renovation.

What does an EICR involve?

We inspect and test the fixed wiring in the building: distribution boards, circuits, sockets, switches, lighting, bonding and earthing. Each circuit is tested and the results are recorded on a report to BS 7671, with every defect coded by how urgent it is and an overall result of satisfactory or unsatisfactory.

How often do I need an EICR?

Private rented homes in England need one at least every five years by law. For businesses, the IET recommends a maximum of five years for offices, shops, schools and hotels, three years for industrial and leisure premises, and ten years for owner-occupied homes. Your insurer or your last report may set a shorter interval. See the full table.

Do landlords have to have an EICR?

Yes. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, private landlords must have the installation inspected and tested at least every five years. You must give a copy of the report to existing tenants within 28 days, to new tenants before they move in, and to the local council within 7 days if they ask. Any remedial work must be done within 28 days, or sooner if the report says so.

What if the installation fails?

Any C1 (danger present), C2 (potentially dangerous) or FI (further investigation) observation makes the report unsatisfactory. We make any C1 safe before we leave, with your agreement, then give you a fixed quote for the remaining remedial work. Our own NICEIC-approved electricians carry it out and we issue the paperwork to show it's been completed.

Do you have to turn the power off?

Each circuit has to be switched off briefly while it's tested, but we plan the order with you so servers, tills, freezers and critical equipment are protected. We regularly test early in the morning, in the evening, at weekends and in school holidays, so most businesses carry on as normal.

Can you test our emergency lighting at the same time?

Yes. We carry out the annual full-duration emergency lighting test to BS 5266-1, with certificates and logbook entries, and replace failed fittings and batteries. We also offer thermal imaging of distribution boards and switchgear, which finds overheating connections while the building is running normally. Booking them together with your EICR saves a visit.

How do I get a price for testing?

The price depends mainly on the number of distribution boards and circuits, the size and type of the building and when the testing needs to happen. Tell us about your property in Birmingham using the form below, or call your local team, and we'll give you a clear, fixed price. Multi-site and portfolio pricing is available.
